To preserve the structural integrity of Bridlewood private roads and alleys, the Bridlewood Owner’s Association is committed to strategically and proactively contract asphalt roadway maintenance program for our private streets. Street maintenance is required by Bridlewood CC&Rs and funded through the capital Reserves Replacement Fund.
This year, The Reserve Plan is funded for the three road projects:
- Crack sealing and Asphalt Moss mitigation (every 3 years)
- Sealcoat application for streets and alleys (every 6 years)
- Repainting of curbs for safety and fire zones (every 3 years)

What you need to know:
- All work will be completed between June 4 and June 15.
- Each street will not be accessible for 24 hours after sealcoating.
- Cars will need to be temporarily moved during your street’s application period if you want to drive in and out.
- BOA will set up cones and / or tape as reminders of work in progress.
- Free Parking! Monitoring will be suspended during this time.
Do:
- Do move your vehicles by 8:00 am on your street’s day for seal coat.
- Do expect to leave parked away overnight as well.
- Do plan ahead. Mark your calendar!
- Do put out your trash as usual on Monday evening and be sure to remove bins on Tuesday afternoon.
- Do use Belmonte for overflow parking during sealcoat* (exception for curb painting dates).
- Do watch for varied traffic changes during this time.
and Don’t:
- Don’t use fire zone on Derby for parking. It is for emergency vehicles only, all the time.
- Don’t park in alley garage homeowner’s inset street parking. (Trimble, Derby, Andover and Bedford)
- Don’t walk on newly sealed asphalt. (If you do, remove your shoes ASAP as it will track into your home, garage and streets.)
- * Don’t park on Belmonte from 79th to Cottondale during curb painting June 14.

** Sealcoat for Derby and Westcott on Tuesday June 8 impacts your garbage and compost bins pick up: PLEASE set out bins after 8:00 pm on the driveway apron, not street. Be careful of fresh sealcoat.
*** As requested by many Bridlewood homeowners, both sides of the Belmonte entrance between Derby and 79th will be designated No Parking Safety Zone for school, vehicle, and pedestrian congestion. The area across from mailbox station will become available for overnight parking. Directly in front of the mailbox will continue to be reserved for mail pick up.
